A public-interest ownership directory
Search Washington HVAC and plumbing companies, trace corporate ownership, compare price evidence, and find businesses with local ownership signals.
One legal entity, several brands
Each row is a single Washington legal entity — one UBI on the state contractor registry — operating more than one brand in this directory. The brands, the entity and the service areas are all read from the registry and the records themselves; nothing here is typed by hand. This is the reason the directory covers a state rather than one city: split by city, a platform like this looks like unrelated local companies.

Before & after acquisition
For every business with a documented acquisition, each dated fact we hold — state license events, principals joining the record, holding companies named on it, and provider observations — is placed before or after the cited acquisition date. Where nothing is dated, the ledger says so instead of guessing.

Prices & service speed · Evidence pilot
Ownership alone cannot tell you whether a bill rose or service slowed. Compare dated records for the same company and job before drawing a conclusion.
Historical price and service-speed changes are not yet measurable from the records on file. A current offer is a starting observation, not evidence of a change or an ownership effect.

Seatown Electric, Plumbing, Heating & Air
The provider says this fee is waived when it performs the repair. Repair cost is separate; confirm the applicable service area, taxes, and final scope.

Phone answering availability does not establish when a technician arrives or completes a repair. No elapsed response time is measured here.

Use your own dated quotes, invoices, or service logs. Entries stay in this page, are not saved or sent to a server, and do not enter the public directory.
Keep job scope, location, urgency, membership, and tax treatment consistent. A difference between two jobs does not show what caused it.
Locally owned alternatives
Ranked only on signals we can verify and date: an active state license, no roll-up fingerprint, how far back the state’s principal roster goes, the public ownership claim, and dated price or availability observations. Review quality is not ranked — no business here has a dated review history.

Bellevue service area · Business states local, family-owned operation
Woodinville / Issaquah / Puget Sound · Business states third-generation family ownership since 1957
Skagit / north Snohomish / Island & San Juan counties · Business states family owned and operated since 1992
It is not a quality rating and not a recommendation. A long, clean state record shows continuity of ownership on paper; it does not show what a technician will do at your door. Verify license, insurance, permits, scope and price before hiring — and add your own dated records in the comparison tool above. Ranking happens inside one service area: a company that does not work where you live is not an alternative, however clean its record.
Review evidence
This directory does not have a verified, representative history of reviews around these acquisitions. Undated third-party ratings cannot establish a change in service quality.
Historical review changes: not measured. Before publishing a comparison, match the business and location, document observation dates and coverage, and obtain permission to use the underlying data. Differences between platforms alone do not identify fake reviews.
Beyond this directory
Complaints about private equity in the trades are not a fringe feeling online. Some of the pushback is organized, on the record, and dated. This is cultural context, not evidence for any ownership label above.
Nexstar Network, a 33-year-old coaching organization for independent HVAC, plumbing, and electrical contractors, ended memberships for all PE-backed contractors. PE-backed members had grown from 10% to 33% of the membership in three years and accounted for roughly half of Nexstar’s revenue — a cut the organization is absorbing deliberately.
“Growth without purpose is cancer. It spreads. It consumes. It kills the host.”Trade press, "Nexstar Network Parts Ways With Private Equity" ↗
Forbes published a piece the same day titled "A Group For Small Building Trade Businesses Tells Private Equity To Get Lost." We could not fetch the article body directly (it returned an access error), so we are citing its confirmed headline and URL, not quoting its text.
Forbes, "A Group For Small Building Trade Businesses Tells Private Equity To Get Lost" ↗Real conversation about PE-owned trades businesses is easy to find on TikTok, Instagram, and Glassdoor — including about Apex Service Partners, which two businesses in this directory trace back to. Those platforms block automated verification, so we link to a live search instead of quoting a caption or review we could not confirm ourselves.
How the labels work
We do not infer ownership from pricing, reviews, uniforms, call centers, or how a company “feels.”
Match the trade name to a license number the company publishes itself, then to Washington UBI records and contractor credentials. A name match is not an identity match.
Use acquisition announcements and investor portfolio pages, then corroborate against the state registry—shared UBIs, shared principals, and holding companies named on the license itself.
PE-backed requires affirmative ownership evidence. Independence indicated is a weaker label—not proof that no outside investor exists.
License status, expiry, UBI and principals are pulled from Washington L&I open data, not typed by hand, and re-checked for drift. Verify again yourself before signing or paying.
PE ownership does not automatically mean bad service, and local ownership does not guarantee good service. This directory answers “who owns it?”—then lets you make your own choice.
Coverage & corrections
Two questions a directory owes its readers before it is worth trusting: what is missing, and what happens when it is wrong.
Two dates on every record mean different things: ownership claim reviewed is the recorded editorial review date for the evidence trail; state record verified (Sep 19, 2026) is the last machine fetch. A fetch never renews an editorial review.
StatusThere is no way to submit a correction yet.
This directory has no correction intake open, so a record you believe is wrong cannot currently be reported here. That is a real gap, and it is stated rather than worked around.
Correction log
8 published corrections, newest first.
When a published ownership call, ownership path, confidence grade or cited source changes, it is listed here with its date and the source that established it. A changed label should be visible, not silently rewritten.
What you can check today
License details — status, expiry, legal-entity id, and the principals of record — come from the state and you can look them up directly: verify a contractor at WA L&I ↗. That lookup is authoritative for those license details only. It does not substantiate the ownership calls, ownership paths, or confidence grades on this site, which are editorial research drawn from sources cited on each record.
Proposed business model · No paid plans live
Search, filters, evidence, and alternatives stay free. No paid ranking and no pay-to-remove.
Test demand from HOAs, property managers, and reporters for saved-company monitoring. State-record changes need review before they become ownership alerts.
Offer dated ownership and license histories to research teams once coverage, correction handling, and source-use rights are ready. No historical review feed is licensed yet.
Test contextual sponsorship outside directory results. Disclose the payer; ads cannot change labels, rank businesses, remove findings, or buy faster corrections. No sponsors are live.
Built entirely from publicly available information — Washington State Labor & Industries open licence data, and companies’ and investors’ own public statements. Every claim on this site carries its source and the date it was read. This is ownership research, not a rating, a recommendation, or advice of any kind: private-equity ownership is not an accusation and local ownership is not an endorsement. Records can be out of date, and we publish corrections rather than making them quietly. Read the full legal notice, sources and correction policy →
